STATE REQUIREMENTS

The information contained in below is designed to provide a summary of the minimum education, experience and examination requirements established by the Wyoming Real Estate Appraiser Commission. http://realestate.state.wy.us/ The information can be found in the Wyoming Appraiser Act and the Rules and Regulations. However, we recommend that you contact the Appraisal Board for more detailed information.

Three Categories of Appraisers in Wyoming

To Be Eligible for Licensure/Certification, a person must:

Education:

Each level must successfully complete the specified hours of approved real estate appraisal courses for each level of licensure, which includes at least 15 hours on the Uniform Standards of Professional Appraisal Practice (USPAP). The specified hours are:

Experience:

  1. There is no experience requirement for the Trainee. Trainees must work under the direct supervision of a certified residential or certified general appraiser.
  2. Applicants for a Certified Residential Appraiser certificate shall have at least 2 years of experience and a minimum of 175 supportable and documented residential appraisal reports to include at least 100 complete appraisals as defined by USPAP.
  3. Applicants for a Certified General Appraiser certificate shall have at least 21/2 years of experience (including same appraisals as Certified Residential.) Effective July 1, 2003, in order to obtain certification as a general real estate appraiser, the total experience shall consist of a minimum of 50 non-residential appraisal reports to include 40 complete appraisal as defined by USPAP.

License/Certificate Renewal:

The term of a permit issued shall be three (3) years from the date of issuance. The expiration date of the permit shall appear on the permit and no other notice of its expiration need be given to its holder. To obtain a renewal permit to practice as a certified real estate appraiser, the holder of a current permit shall make application and pay the prescribed fee to the commission. With the application for renewal, the certified real estate appraiser shall present evidence in the form prescribed by the board of having completed the continuing education requirements for renewal.

Continuing Education Requirements :

All licensed/certified appraisers in the State of Wyoming are required to submit evidence of completing 45 hours of continuing education every renewal period. Repetitious courses are not credited. These hours must include the completion of 7 hours of USPAP every renewal period.
