The information contained in below is designed to provide a summary of the minimum education, experience and examination requirements established by the Washington Real Estate Appraiser Board.

Levels of Licensure

There are three levels of real estate appraiser licensing. They are:

• State Licensed Appraiser
• State Certified Residential License
• State Certified General License

To be Eligible for Licensure, a person must:

• Submit education documentation as proof that educational requirements have been met
• Submit a completed experience log (No credit will be granted for restricted appraisal reports)
• Submit a fully completed application
• Enclose application fee of $246.00
• After receiving an examination approval letter from the Department of Licensing, schedule an examination appointment. An approval letter from the Department of Licensing is required to be admitted into the examination.
• Upon notice of passing the exam, the applicant will receive the appropriate information for licensure/certification.

Education:

Each level must successfully complete the specified hours of approved real estate appraisal courses for each level of licensure, which includes at least 15 hours on the Uniform Standards of Professional Appraisal Practice(USPAP). The specified hours are:

90 hours for the Licensed Appraiser classification. Of these hours, 30 hours must cover the basic principles of real estate appraising.

120 hours for the certified residential classification. The classroom hours required for the certified residential real estate appraiser may include the classroom hours required for the licensed real estate appraiser. Of these hours, 30 hours must cover the basic principles of real estate appraising.

180 hours for the certified general classification. The classroom hours required for the certified general real estate appraiser may include the classroom hours required for the licensed residential real estate appraiser, or the certified residential real estate appraiser. Of these hours, 30 hours must cover the basic principles of real estate appraising.

Experience:

All experience must be supported by documentation on forms provided by the Board.

1. Applicants for a licensed real estate appraiser license shall have a minimum of 2,000 hours of acceptable appraisal experience in no fewer than 24 months.
2. Applicants for a certified residential real estate appraiser license shall have a minimum of 2,500 hours of acceptable appraisal experience in no fewer than 24 months. Applicants must provide evidence of experience with two to four family properties.
3. Applicants for a certified general real estate appraiser license shall have a minimum of 3,000 hours of acceptable appraisal experience in no fewer than 30 months. At least 50 percent of the required experience must be in non-residential appraisal work.

Renewal Procedures: For applicants who are granted licensure/certification, that license/certificate will expire on the second birthday following the date of issuance. To renew a license, a person must:

• Successfully complete a total of 28 hours of approved continuing education courses within the licensed/certified term.
• Submit copies of all education documentation
• Complete and sign affidavit, which is attached to the renewal form * Submit $407.00 renewal fee A 15 hour USPAP course must be completed for every other renewal period (every four years).
